Note: The Office of the Environment has recently transitioned to a new Online IEQ platform (as of August 2018). The new platform does not allow the back-dating of IEQ concerns. This concern is inappropriately dated November 24, 2018. The concern should be dated July 24, 2018.
Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

Portable 39
With exception to approximately one square foot of moist drywall detected at the right corner of the door (metal ramp side), the portable had no deficiencies. No mold growth was observed with the impacted drywall. Building Services indicated a screw was missing from the door's weather stripping that may have lead to the moisture intrusion.
Portable 48
An odor was detected. The odor is a result of the portable not being condition by the ventilation unit.
The thermostat was found not operating (dead batteries).
The carpet's surface was moist as determined with a moisture probe. The moisture was due to humidity and no conditioning of the air by the ventilation unit. No visible mold growth was observed on the carpet.
The exterior siding was in good condition with exception to penetrations (lighting and electrical conduit) needing to be caulked.
The metal door on the ramp side had a small penetration inside and out towards the bottom of the door. The door's inner core was wet to the touch at the penetration.
The supply air vents need replacement due to appearance (rusty).
The textured ceiling around the supply air vents needs cleaning and paint due to dirt accumulation.
Two isolated wet spots were detected within the middle seam of the solid ceiling. The areas were not cut open to observe above, but mold growth is expected above the wet area nearest the return air grille.
Facilities decided not to address deficiencies based on school needs and cost effectiveness. As a result, the portable is not being used as a classroom the 2018 / 2019 school year and is planned to be replaced.
Portable 39. Building Services inserted a new screw in the door's weather stripping and dried out and repaired the impacted portion of the wall.
