Concern
On August 5, 2019, mold growth was observed on the underside of a few hexagon tables during an an IEQ Tier 2 Assessment by the Office of Environment.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  August 5, 12, and 20, 2019.

The mold growth was believed to be from a past relative humidity event since all tables and/or other surfaces were not impacted.  Impacted tables were reported not to have been stored elsewhere.

The ceiling tiles are severely bowed which is also an indicator of a past and/or chronic relative humidity issue within the cafeteria.

A data logger collecting temperature and relative humidity was placed in the cafeteria between August 12-20, 2019 to identify possible trends.  Room temperature appeared too low (64-69 degrees) when the area's ventilation equipment was operating.

Corrective Actions
August 5th, 2019

Building Services was requested to review operation and controls for the ventilation unit serving the cafeteria and take necessary corrective actions.

August 8th, 2019

Custodial staff cleaned and disinfected impacted tables.  The Office of Environment performed a final inspection.
