Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Date(s) of Assessment: November 13 and December 8, 2023
The space was visited early morning, prior to the Heating Ventilation and Air Conditioning (HVAC) system being operational. No odors were identified within the space.
Moisture readings were collected from drywall in likely areas of moisture intrusion (near doors/windows). No elevated moisture was detected.
No odors were identified within the vicinity of the HVAC system.
Areas above the drop ceiling were assessed. No mal-odors or moisture intrusion concerns were identified.
Evidence of pest activity was observed (droppings) above the drop ceiling. Various areas were assessed for a deceased rodent, but one was not identified.
The exterior of the portable was assessed. No significant concerns with the building envelope as it relates to moisture intrusion were observed.
An access panel was opened to observe the crawl space underneath the portable. No significant odors were identified under the crawl space. No evidence of a deceased animal was observed.
The Office of the Environment revisited the site on December 8, 2023 (early morning). No odors of concern were identified within the space.
A work order was created for the Integrated Pest Management (IPM) Department to assess areas above the drop ceiling.
