Concern
Roof-Top Heating Ventilation and Air Conditioning (HVAC) unit leaked during winter break due to recent freezing weather.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  December 27 and 30, 2022 and January 1, 3, and 6, 2023.

On December 27, the Office of Environment did their initial assessment of impacted areas.  Building Services had already controlled the source of the leak, removed the wetted drywall ceiling and external ventilation duct insulation from the boys restroom located outside the gym and cafeteria, and began the drying process of the base of the wood case work in the staff lounge by removing cove base, drilling holes in base, and forcing air at and underneath the base. 

The base of the wood case work in the health suite exam room was determine to be wet.  The base of the staff lounge casework was dry, but the first base cabinet section (closest to sink) was wet at the lower left of the back panel and flooring of the casework.  Building Services were notified of the findings.

On December 30, the base of the wood casework in the health suite was dry.  The base section of the casework in staff lounge was still wet.  Building Services was notified and decided to take the counter top off and force air down the backing and in front of the cabinet section.  The wood is covered with laminate, making it more difficult to dry.

On January 1, the staff lounge cabinet section was still wet in that isolated area.  Building Services was notified and decided to remove that section from the wall to assist with drying.

On January 3,  the staff lounge cabinet section was still wet in that isolated area.  Building Services was notified and decided to add a space heater to direct heated air into the cabinet.

On January 6, the staff lounge cabinet section in question was dry.

The above actions were meant to prevent the potential for microbial growth.
