Concern
The Office of the Environment understands that there is increased staff/community concern regarding a leak that occurred on July 14, 2025. It was reported that a custodian failed to turn a faucet off within the second floor custodial closet. Water left the custodial closet and impacted classrooms on the second floor and the first floor.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: July 14, 15, 16, 17, 18 and August 13, 2025

Once the leak was discovered:

  • The Office of Building Maintenance contacted a board-approved restoration contractor to perform drying activities.
  • Custodial Services began extraction of water.  
  • The Office of the Environment was contacted to oversee the restoration contractors drying efforts as the environmental office is familiar with practices/procedures that need to occur to minimize the potential for future microbial growth. 

The following rooms had wooden casework that was found to contain elevated levels of moisture with a moisture meter and/or thermal infrared camera: D32, Student Work Space (1st and 2nd Floor), Work Room 4, A70, B53, and B25.

In each of the rooms noted above, the cove base was removed and holes were drilled into the kick-plates to facilitate air movement. Fans and dehumidifiers were placed in the area. Wooden components were monitored throughout the drying process. No visible or olfactory signs of mold growth were identified during the drying process. Drying equipment was not removed until deemed dry via moisture reading equipment.  

The following rooms had carpet that was impacted by elevated levels of moisture identified via a moisture meter and/or thermal infrared camera: A66, A70,  and A71. Fans were placed in impacted areas and were assessed daily to determine the best placement for optimal drying. No visible or olfactory signs of mold growth were identified during the drying process. Drying equipment was not removed until deemed dry via moisture reading equipment.  

Additionally, it should be noted that the first floor drywall bulkhead (generally located under the source of leak) was assessed visually and with a thermal infrared camera. No moisture from the incident was identified to have impacted the first floor bulkhead. 

Due to reported staff concern, the Office of the Environment revisited the area on August 13, 2025 to reassess the area. The assessment included collecting additional moisture measurements as well as assessing for visual/olfactory evidence of mold growth. 

  • No elevated moisture was identified in wooden components.
  • No elevated moisture within carpeted areas were identified using a moisture sensor.
  • No thermal anomalies indicative of moisture intrusion were identified using a thermal infrared camera.
  • No visual evidence of mold growth was identified.
  • No olfactory evidence of mold growth was identified. 

The above response actions were completed to prevent a shift in fungal ecology in impacted areas. No further action appears warranted.
