Concern
A black stain was reported on a wall in the portable.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: September 11, 2018, December 18, 2018, and  February 21, 2019

The black staining was not in a "standard" mold growth pattern. It was undetermined if the staining was or was not mold growth.

Elevated moisture was detected in the drywall during the initial visit.

The thermostat cover was missing and the thermostat settings were incorrect (the fan was set to "on").

The drywall was removed in the area of the staining, no mold growth was observed on the backside of the drywall or in the wall cavity.

The plywood and studs (within the wall cavity) were probed with a moisture meter (wood setting). No elevated moisture was detected.

No elevated moisture was detected in the drywall during subsequent visits to the portable.

The cause of the elevated moisture in the drywall (this summer) was likely due to this summers humid weather and the incorrect thermostat setting.

Corrective Actions
September 11th, 2018

The black staining was cleaned/disinfected from the wall.

February 21st, 2019

A work order was created for Building Services (HVAC) to replace the thermostat cover.

September 11th, 2019

The thermostat was reset to the "auto" position.
