Concern
Building Maintenance informed the Office of the Environment about two leaks. One within the Cafeteria and one within the FACS room. The leaks were reported to be unrelated.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Cafeteria

August 24, 2022 - A bottle filler was recently installed in the Cafeteria and a supply line had leaked. The leak had been repaired at the time the Office of the Environment assessed.

A few cabinets were located near the bottle filler. The water impacted the base of the cabinetry. Building Maintenance removed the base plate of the cabinetry and placed fans. 

August 26, 2022 - The cabinetry was probed with a moisture meter. Elevated moisture was detected. The fans were off at the time of arrival. The fans were turned backed on, however it appeared the breaker had tripped. Building Maintenance (Electrical) reset the breaker and the fans were returned to operation.

August 29, 2022 - The cabinetry was probed. Slightly elevated moisture was detected, however the moisture content of affected wood components was significantly less than on August 26, 2022. The Office of the Environment requested Building Maintenance (HVAC) run the Cafeteria HVAC unit overnight to provide additional dehumidification. 

August 30, 2022 - The cabinetry was probed with a moisture meter. No elevated moisture was detected. No further action is required by the Office of the Environment.

FACS

August 24, 2022 - A plumbing line was found to have a leak. Building Maintenance (Plumbing) temporarily repaired the leak.

Elevated moisture/standing water was detected in the drywall bulkhead below the leak. The standing water was removed via a mop and fans were placed inside the drywall bulkhead to facilitate drying.

The water had also impacted the base of the cabinetry below the leak. Holes were drilled in the cabinetry and fans were placed to facilitate drying. Holes were also drilled at the bottom of the drywall to facilitate drying the wall cavity behind the cabinetry. 

August 26, 2022 - The drywall and cabinetry closest to the floor was dry per a moisture meter. The drywall bulkhead was dry when measuring from above the ceiling (backside of drywall), however elevated moisture was detected in the bulkhead when measured from the exposed side. Moisture appeared to be trapped along the edges of the bulkhead. Due to this, the cabinetry, which runs from the floor to the bulkhead was removed. Holes were drilled in the bulkhead and additional fans were placed, blowing directly into the ceiling. Further moisture testing was conducted on the drywall behind the cabinetry. No elevated moisture was detected behind the cabinetry. 

August 29, 2022 - The drywall bulkhead was probed with a moisture meter. No elevated moisture was detected. No further action is required by the Office of the Environment.

The response actions above are intended to prevent microbial growth.
