Concern
On January 8, 2026, Building maintenance reported suspect mold to the Office of the Environment.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: January 9 and 10, 2025

While attempting to move a white-board Building Maintenance observed suspect mold on drywall. 

The Office of the Environment confirmed the presence of approximately two square inches of mold growth. The mold growth was located between the paint and the drywall. 

Thermal imaging indicated drywall with potential elevated moisture totaling approximately 3-4 square feet and in line with an existing stormwater pipe, located behind the area of concern. This was attempted to be verified with a moisture meter, with no elevated moisture detected. However, this was repeated on January 10 (after rain over the weekend) and elevated moisture was detected. 

Given the condition of the backside of the drywall was unknown, a board-approved restoration contractor removed impacted drywall within a containment. No mold impact was reported on the backside of the drywall during removal operations. 

Once the stormwater pipe was exposed, several screw holes were observed. It appears screws from the original white-board installation penetrated the  the stormwater pipe. 

Corrective Actions
January 12th, 2026

A board-approved restoration contractor removed the impacted drywall. 

January 15th, 2026

Building Maintenance (Plumbing) repaired the penetrations in the pipe. Building Maintenance (Carpentry) will be marking the wall after the new drywall is installed to denote the location of the pipe.
