Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Dates of Assessment: January 12 and 19, 2022.
The Construction Office contacted the Office of Environment regarding a leak related to the construction work that impacted approximately 15 linear feet of a drywall bulkhead and the bottom of a bookcase. It was unknown when the leak occurred.
The end of a bookcase (bottom) was stained (not mold growth) and warped. A 2' x 2' section (end meeting block wall) of the bulkhead was wet. Additionally, drywall contacting the metal framing along the bottom edge of the bulkhead was also wet. The backside of the bulkhead was inspected by looking above the drop ceiling where possible and cutting out an inspection port. No mold growth was observed.
Fans/blowers were placed within the bulkhead and on the floor forcing air at the bulkhead.
On January 19, 2022, the Office of Environment checked the drying process with the use of moisture meters. The bulkhead was dry and ready for repairs.
The above actions were completed to prevent microbial growth.
The Construction Office will replace the end of the bookcase, correct the source of the leak, and repair the drywall.
