Building Services HVAC Shop indicated a day or so before the IEQ inspection that pipe insulation was sweating and they turned off the chiller as a result. Two locations of isolated mold growth were observed on pipe insulation - in hallway outside of cafeteria and staff lounge. HVAC Shop has a contractor repairing several locations. The two locations with mold will be addressed by Office of Environment by disinfecting and painting with a mold inhibitor encapsulant.

The chilled water pipe is failing thus forming condensate. Since Building Services is aware, as a result, obvious water stained ceiling tiles were observed. However, water staining was observed in 123 (near return air grille) and 176 (media work room) that may be missed since minor and in remote areas. Custodial staff is to submit a work order for these stained tiles unless already being addressed.

Building Services HVAC Shop indicated a day or so before the IEQ inspection that pipe insulation was sweating and they turned off the chiller as a result. Rooms 154 and 157 were over 70%. Office of Environment will be performing a periodic inspection of the building for relative humidity mold growth until Building Services is able to turn back on the chiller.
