Concern
The staff in these rooms are concerned about the carpeting--they seem musty. Staff want to be sure there is not mold under the carpeting.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: August 24, 2022

Temperatures were in the low 70's (Fahrenheit) and humidity was in the 60's (%) for both spaces. The temperature was acceptable. Humidity could be considered slightly elevated, however humidity levels in this range are not uncommon in the morning as the HVAC systems are just starting to operate. 

Various surfaces were assessed for mold growth. None was observed. 

A moisture meter was used to probe each of the carpets (grid pattern). One area of elevated moisture was detected (less than a few square inches) in Room A160. This would be considered de minimis and maybe a result of recent cleaning activities or a small spill (no odors originating from area). 

The carpet was peeled up in two locations per room:

  • The carpet has a rubber backing.
  • No odors were present under the carpet.
  • No mold growth or signs of past water damage were observed. 

Carpet odors can fluctuate with temperature and relative humidity. Carpet odors are considered a nuisance not a health and safety concern.

The Office of the Environment contacted Building Maintenance (HVAC) to review the the functionality of the  Heating Ventilation and Air Conditioning (HVAC) system in regards to humidity control. Building Maintenance indicated after review that there is likely a way to modify the controls to improve the dehumidification sequence.

Building Maintenance (HVAC) is modifying the controls (parts on order) of the HVAC systems in these areas to implement an improved dehumidification sequence.
