Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Date of Assessment: July 11, 13, and 18, 2022
The Office of the Environment received a call from Maintenance July 9th indicating that rain water had entered the building due to an opening associated with the current roofing project. It was indicated that the roofing contractor utilized a 3rd party restoration contractor to address impacted materials. Impacted materials were ceiling tiles (removed), drywall, and casework.
The Office of the Environment arrived on July 11 to check the contractors work. Cove base was not removed in several locations and casework was identified to be wet with no means of drying in place (no fans, cove base still wet).
Visible mold growth was not identified during the July 11th assessment.
Building Maintenance arrived on site on July 11. Additional cove base was removed, holes were drilled in drywall and casework, and additional fans were set in place to facilitate drying.
Additional moisture readings were collected on July 13, to monitor the drying process. Most areas were determined to be dry with the use of a moisture meter. Slight elevated moisture was detected in other areas. The fan locations were adjusted accordingly.
Areas were re-assessed on July 18, 2022. Areas were sufficiently dry for equipment removal. The third party contractor had already removed their equipment. The remaining HCPSS equipment was picked up by Building Maintenance on July 20, 2022.
The response actions above are intended to prevent microbial growth from occurring as a direct result of the moisture intrusion incident.
