Concern
Condensation was observed on the portables whiteboard and flooring (floor tile).
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: August 22, 2019

The Office of the Environment visited the site and observed condensation on non-porous surfaces such as the white-board and floor tile. 

Building Services (HVAC) had already been to the site and indicated that the thermostat was set incorrectly (fan mode set to "on"). A fan setting of "on" will continuously introduce outside air into the space, even at night.  Building Services corrected this while onsite.

Additionally, Building Services (HVAC) indicated that the thermostat was programmed to run 24-hours a day.

The Office of the Environment also noted that the thermostat was set to 70 degrees Fahrenheit (too low).

A thermostat cover was not present.

The excess condensation may have occurred due to the fan setting, the low temperature setting, or a combination of both.

No mold growth was observed.

Corrective Actions
August 23rd, 2019

A board-approved restoration contractor installed two dehumidifiers in the space to run over the weekend. This was done as a precautionary measure to reduce the potential for mold growth. Additionally, a precautionary cleaning/disinfecting was performed on the surfaces that were observed to be impacted by visible condensation.

August 26th, 2019

Building Services (HVAC) visited the site and corrected the thermostat settings and installed a thermostat cover.
