Concern
A sprinkler head discharged on June 2, 2019.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

June 2, 2019

Building Services contacted the Office of the Environment indicating a sprinkler head had burst impacting several classrooms. 

The sprinkler head was repaired.

A board-approved restoration contractor was contacted to respond to the event.

The restoration contractor extracted existing water, cleaned impacted surfaces with a de-greaser, and set fans and dehumidiers to dry impacted casework and duct insulation (in mechanical rooms). Cove base was removed from the casework and holes were drilled to facilitate drying efforts.

No other porous materials were impacted.

June 3 and 5, 2019

The Office of the Environment visited the site to check the drying process. The casework still contained elevated moisture.

June 7, 2019

Several areas were deemed dry and equipment was removed. Additional areas remained wet. It was identified that some outlets were automatically turning-off after four-hours. This shut-off fans and dehumidifiers, delaying the drying process.

June 11, 2019

With the exception of one room, areas were reported to be dry and equipment was removed.

July 17, 2019

All areas were dry and the remaining equipment was removed.

The response actions above are intended to prevent microbial growth. No further action is required.
