IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: August 8, 11, and 12 2025

The Office of the Environment assessed the Auditorium due to historic mold growth under similar regional weather conditions.  

In 2018, a regional weather pattern/HVAC operation caused mold growth in the Auditorium. The space was addressed and Building Maintenance made multiple upgrades to the HVAC system in response.

  • In 2019, the HVAC system was converted from constant air volume to variable air volume to reduce the potential for elevated relative humidity/mold in the Summer.
  • In 2023, hot water reheat was added to the HVAC sequence to further  improve dehumidification. 

The 2025 assessment revealed a minor amount of mold growth on the bottoms of select seat pans (less than one square foot per chair). One chair was observed to be moderately impacted with approximately two square feet of impact. The majority of the chairs were not impacted at all.  

The remainder of the auditorium was assessed and included the stage, stage craft, the catwalk, and the sound/control booth. No additional visible mold growth was identified.

Building Maintenance supplied relative humidity trends for the space over the Summer of 2025. No extended periods of elevated relative humidity were identifed in the trend data. It is believed that the mold growth may have occurred historically (after 2018 remediation and before 2025) given the most recent trend data. 

Corrective Actions
August 11th, 2025

A board approved restoration contractor cleaned/disinfected the chairs within the auditorium (regardless of impact) to include top and bottom of seat pans, arm rests, and back rest. Work was completed with High Efficiency Particulate Air (HEPA) scrubbers operating. Return vents were covered with poly-ethylene sheeting prior to the start of work. After the seats were cleaned, the carpets were cleaned/disinfected.
