Concern
On March 10, 2025, Building Maintenance (Roofing) contacted the Office of the Environment about potential mold on the back of the drywall ceiling in the boy's locker room shower area.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: March 11 and 12, 2025

On March 11, 2025, the Office of the Environment observed the presence of mold growth (approximately 32 square feet) above the drywall ceiling in the shower of the Boy’s Locker Room. 

The moisture content is currently not elevated based on the use of a moisture meter and no obvious indications of an active leak(s). The mold growth is believed to  have originated from a historical plumbing leak that has since been corrected. 

Corrective Actions
March 17th, 2025

During off hours, a board approved contractor set up a containment around the shower room, removed mold impacted ceiling materials, and placed air scrubbers equipped with High Efficiency Particulate Air (HEPA) filters within the work area. The air scrubbers were left within the work area until March 13, 2025. 

On March 12, 2025, the Office of the Environment confirmed that the mold impacted drywall ceiling was removed. Building maintenance (plumbing and carpentry) was notified that the removal was completed.

Building Maintenance (Carpentry) will install a new ceiling under WO #54804.
