Staff reported suspect mold growth on a wall after a mirror was removed.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: November 15, 2024

The school reported suspect mold growth (previously not visible) after a mirror was removed from the wall in the classroom. 

Approximately six square feet of mold growth was confirmed on drywall in the previous location of the mirror. 

Additionally, mold growth was identifed on the fiberglass pipe insulation and drywall above the drop ceiling.

Moisture readings were collected of the drywall. No elevated moisture was detected. 

No obvious indications of an active leak were identifed (no dripping, pipe insulation dry to the touch). 

The cause of the mold growth appears to be due to a historic leak associated with mechanical piping. Water from the leak likely migrated down the wall, where it was then "trapped" by the mirror, limiting the area's ability to dry. 

Building Maintenance assessed the piping and did not identify any active leaks/concerns. 

Corrective Actions
November 15th, 2024

A board-approved restoration contractor removed the impacted and cleaned/encapsulated impacted areas above the drop ceiling.
