Concern
Leak occurred in room C29 on October 8, 2024.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: October 9 & 10, 2024

Building maintenance reported that a plumbing leak occurred due to a damaged hot water coil associated with the Air Handling Unit (AHU) located above the room. 

The leak impacted carpeted floor in rooms C29 & C28 and the drywall walls separating rooms C29 & C28. Ceiling tiles in room C29 were also impacted by the leak. 

Building Maintenance (HVAC) isolated the leak. 

Impacted fiberglass duct insulation was removed. 

Extraction was performed on the carpeted areas and fans were placed within the area to dry the carpet. 

October 9, 2024

Room C28 & C29

  • Elevated moisture was still detected in the carpet and drywall in both spaces. 

Hallway adjoining C28 & C29

  • None of the carpet was found to be moisture impacted using the moisture sensor, however the drywall adjoining C28 was found to have elevated moisture. 

General 

  • During the assessment, Building Maintenance arrived to remove cove base from moisture impacted drywall. Once cove base was removed, holes were drilled and additional  fans were placed to facilitate drying. 
     
  • Additionally, the doorways were sealed with plastic and dehumidifiers were placed in Rooms C28 and C29 to assist with drying. 

October 10, 2024

Room C28 & C29

  • No elevated moisture was detected in the carpet or drywall. 

Hallway Adjoining C28 & C29

  • No elevated moisture was detected in the drywall. 

Conclusion

Building maintenance was informed that materials were dry and that cove base could be replaced. 

The above drying activities were conducted to prevent a shift in fungal ecology due to the moisture intrusion event.

Corrective Actions
October 9th, 2024

Building Maintenance to replace damaged hot water coil which caused the leak. 

October 14th, 2024

Water damaged ceiling tiles were removed and replaced with new ceiling tiles.
