Concern
Mold growth was identified by the Office of the Environment/Building Services on the gymnasium ceiling of another school that has a similar construction as Waterloo Elementary School. Waterloo Elementary was visited to assess the gymnasium ceiling for similar conditions and mold growth was observed.

Note: The Office of the Environment has recently transitioned to a new Online IEQ platform (as of August 2018). The new platform does not allow the back-dating of IEQ concerns. This concern is inappropriately dated September 4, 2018. The concern should be dated January 2018.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Mold growth was observed on the corrugated metal roof decking in two corners corner of the gymnasium.

The growth appears to be associated with a thermal differential between the exterior of the building and the metal roof decking. The thermal differential may be causing condensation and subsequent mold growth.

Corrective Actions
August 30th, 2018

The mold growth was cleaned/disinfected by a board-approved restoration contractor the week of August 30th, 2018.

After cleaning was complete, the affected areas were covered with a mold inhibiting encapsulant. The encapsulant is designed to prevent future mold growth.

September 11th, 2018

Under Work Order #86379, Building Services will monitor temperature differentials on a cold day to determine if additional insulation, etc. may be needed in the ceiling.
