Concern
An individual had concerns about the classroom being dry.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  February 14, 2024

The room consists of three block walls, one drywall wall, floor tile, and drop ceiling. Various lab benches are located throughout the space. 

No malodors were identified when entering the space. 

No elevated moisture was detected in the drywall or wooden kickplates associated with the lab benches. 

A thermal infrared screening was conducted. No thermal anomalies indicative of moisture intrusion were identified. 

Several live plants were observed throughout the space. 

Water staining was observed under a sink (teacher's desk). No elevated moisture was detected. No active leaks were observed. The water staining appears di minimis.

Moderate dust deposits were observed within accessible metal wall-mounted cabinets. 

The supply diffusers were functional and delivering air to the space. 

Minor deposits of dust/grime were observed on the supply diffusers. 

The HVAC unit that serves the space was assessed:

  • No concerns were identified with the coils, traps, or drain pans.
  • The pre-filters were moderately loaded. 
  • The final filters were acceptable.
  • The outdoor air dampers were open.
  • A ladder was stored within the unit. 

A data logger was placed in the space and operated from February 14 to 21, 2024. The data logger measured temperature, relative humidity, and carbon dioxide:

  • Temperatures appeared consistent with HCPSS guidelines. 
  • The average relative humidity during data logging was 21.5%.
  • Carbon dioxide is an indicator compound for assessing sufficient delivery of outside air. The carbon dioxide readings were not elevated and suggest sufficient outside air is being delivered to the space. 

Conclusion

The humidity levels measured within the classroom could be perceived as low/dry, however the levels are within the same standard of care as other HCPSS facilities. HCPSS HVAC systems are not designed to increase humidity. If outdoor humidity levels are "low," lower humidity levels will be introduced indoors via the ventilation system and the opening of doors. HCPSS does not humidify air through the ventilation system as it is not standard industry practice for the region. Humidification can introduce clinical environmental concerns such as "humidifier fever."

Corrective Actions
February 14th, 2024

The Office of the Environment recommended that Building Maintenance (HVAC) remove the supply diffusers for a thorough cleaning or replace the supply diffusers. 

February 27th, 2024

Other items to be considered:

  • Work with custodial staff and create a plan for dusting within metal cabinetry. This would mean scheduling a time to unlock the cabinets and move necessary items to assist Custodial Services. This would likely be a cooperative effort between Custodial staff and the staff member occupying the room. 
     
  • Continue proper housekeeping of live plants. Keep soil moist to reduce potential of aerosilzation of natural fungus/particulate associated with the soil. Continue to use secondary containers under plants to avoid water from impacting building materials.
