Concern
Building Maintenance informed the Office of the Environment of a slow leak that was believed to have been occurring for some time.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: August 18 and 21, 2023

The Office of the Environment  was requested by Building Maintenance to assess moisture impacted materials regarding a slow leak within Classroom A6.

Building Maintenance (Plumbing) reported that the leak had been repaired.  

The Office of the Environment visited the site on August 18, 2023 to collect moisture readings and observe the impacted area. The Office of the Environment found that wooden cabinetry, drywall behind the cabinet, drywall on the left hand side of the cabinet, drywall within the hallway adjacent to the cabinetry, and carpet beneath the cabinetry were moisture impacted. Since the Office of the Environment could not determine how long the materials had been impacted, a restoration contractor was utilized to remove the materials.

In order to remove impacted drywall behind the cabinetry, the cabinetry was removed from the wall.  

Upon removal, visible mold growth was identified on the bottom portions of the cabinetry  and drywall behind cabinetry (eleven square feet in total). 

Corrective Actions
August 21st, 2023

A board-approved contractor removed the impacted casework, drywall, and carpet from the space and discarded. Work was completed within a containment and High Efficiency Particulate Air (HEPA) scrubbers operating within the work space.
