Concern
On February 28, Building Services responded to a HVAC pump leak in a penthouse located above the boy's locker room.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Dates of Assessment:  March 1 and 2, 2023.

On February 28, Building Maintenance informed the Office of Environment about a water leak associated with HVAC equipment that impacted the drywall ceiling in the boy's locker room showering areas.  Approximately a 10' x 10' area of the ceiling was impacted.  Building Maintenance deployed and positioned drying equipment to address the ceiling.  An air blower was also placed above the ceiling via an existing access panel along with cutting out an opening to facilitate air to enter another portion of the shower area not having an access panel.

On March 1, the Office of Environment assessed the current condition using visual cues, moisture meters, and thermal imaging.  The drywall ceiling was dry with exception to an area surrounding a column.  The air movers were repositioned to direct air on the remaining wet area. 

The area above the drop ceiling was assessed and found to be acceptable.  A steel roof deck (form for penthouse floor) existed where the leak took place, while the other portion (approximately half) was gypsum decking, which was not impacted by the leak not impacted by the leak.

On March 2, the ceiling was determined to be dry.

The actions above are meant to prevent the potential for microbiological growth.
