A general assessment of the space was requested.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: January 6, 2025

The space contains multiple desks and is finished with drywall, carpet, and a drop-ceiling. 

No malodors were identifed within the space.

Numerous surfaces were assessed for mold growth. No visible mold growth was observed.  

No deficiencies in cleaning practices were identified. 

No obvious indications of moisture intrusion were identified (such as stained ceiling tiles, leaking plumbing, etc.). 

The space was screened with a thermal infrared camera. No thermal anomalies indicative of moisture intrusion were identifed. 

The carpet was probed with a moisture meter in a grid pattern. No elevated moisture was detected. 

The lower sections of drywall were randomly probed with a moisture meter. No elevated moisture was detected. 

Areas above the drop ceiling were assessed. No malodors or indications of moisture issues were observed. The supply ductwork was observed to be connected.   

The Air Handling Unit (AHU) that serves the space was assessed:

  • The filters were in place and in good condition. No filter bypass was observed. The filters were replaced in September 2025.
  • The outside air dampers were observed to be open.
  • No concerns were identifed with the coils and drain pan. 

An air purifier was observed in the space. 

It should be noted, that mouse traps were observed in the space. No mice were observed in the traps. Staff should continue to communicate with the Day Building Supervisor regarding pest observations.
