Concern
On August 6, 2022, Building Maintenance reported a roof leak that possibly wetted a minor amount of drywall.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Dates of Assessment:  September 7 and 8, 2022

A roof drain clogged resulting in some water leaking into the building and wetting drywall and a few ceiling tiles.  The carpeting was dry.  A small portion (~ 1 square foot) of drywall was wetted at the top and bottom.  Building Maintenance removed the bottom portion of the drywall and placed an air mover to force air on the impacted area and up the cavity behind the drywall.  Another air mover was placed above the drop ceiling to force air at the wetted top portion of drywall and down into the wall cavity.

The Office of Environment checked the next day and determined areas were dry.  Building Maintenance and custodian were informed so they could do repair on drywall and move the desk back into place.

Moisture detecting equipment was used to evaluate conditions. 

The actions taken above were meant to prevent the potential for microbial growth.
