Concern
Building Maintenance (Plumbing) uncovered suspect mold growth while repairing a valve.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: May 19 and 30, 2023

Building Maintenance reported suspect mold growth while addressing a plumbing leak. Building Maintenance (Plumbing) repaired the leak on the same day it was reported to the Office of the Environment. 

The Office of the Environment confirmed the presence of mold on drywall (behind the casework), indicating that the leak may have been active for some time.  The mold growth was primarily located on the backside of the opposite wall's drywall (within the wall cavity). The wall cavity was visible as some drywall had to be removed to make the plumbing repair.

On May 25, the impacted cabinetry and drywall was removed by a board-approved restoration contractor. One area was left un-remediated due to access difficulty. This impacted area is located on the backside of cement board in the bathroom that adjoins C1. This area was cleaned/scraped and encapsulated on May 26, prior to replacing the drywall on the classroom side of the project. 

The side panels of the case work (located below the leaking plumbing) contain elevated moisture (no visible mold growth). The Office of the Environment recommended Building Maintenance (Carpentry) replace the side panels of the casework prior to it being re-installed due to them being wet for an unknown amount of time.
