IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: October 19, 2023

Temperature and relative humidity (42.6%) were acceptable. Temperatures were slightly low, however this was an early morning visit and the unit would have just begun to run per the HVAC schedule. 

Various surfaces in the space were assessed for mold growth that would result from an extended period of elevated humidity. No visible mold growth was observed.

Housekeeping was acceptable. 

The carpet was probed with a moisture meter. No elevated moisture was detected. 

The drywall was probed with a moisture meter. No elevated moisture was detected.

The adjoining bathroom was assessed:

  • No odors of concern were identified in connection with the toilets seal.
  • The ceiling mounted exhaust grille was dirty. 

The exhaust fan was functioning in a nearby custodial closet. 

The Heating Ventilation and Air Conditioning (HVAC) that serves the space was assessed (AHU-1):

  • The outside air dampers were open.
  • The filters were in good condition. The cardboard frame of one of the filters was slightly bent, however the filter was still in position. 
  • House-keeping within the unit could be improved. 
  • The fiberglass sound liner (within the unit) was significantly deteriorated. 
Corrective Actions

A work order was created for Building Maintenance (HVAC) to perform the following:

  • Remove and replace the fiberglass sound liner within the unit.
  • Replace the filter with the bent frame.
  • Clean the interior of the unit.

Custodial Services is to clean the return grille in the bathroom using a vacuum with a bristled brush attachment. I the dust cannot be removed, a work order for Building Maintenance (HVAC) can be created to remove the grille and clean as needed.
