Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Dates of Assessment: October 19 and November 16, 2020.
On October 19, 2020, custodian inicated they noticed an non-descriptive odor about a week ago. Custodian contacted HVAC Shop (Work Order 170273) which made a visit prior to the Office of Environment. Custodian indicated the HVAC mechanic sprayed Eliminator on the carpet and above the drop ceiling. Also noted the HVAC unit serving the room was off (via no air coming from vents). The HVAC mechanic decided to leave the HVAC unit off so the odor would not spread to other rooms served by the unit.
Office of Environment observations:
HVAC unit's fan belt was off and motor shaft spinning. The outdoor air dampers were closed.
A slight odor was detected on both early morning visits before occupancy. A direct source could not be found. The odor is thought to be related to the contents of the room. The lack of ventilation and/or mechanically introduced outdoor air will enhance such content odors. No similar odor in the surrounding rooms and storage rooms. Each area had their own aroma related to their contents (i.e. cardboard boxes).
The sink trap had water. Custodian indicated they have been running water so traps would not dry out.
Signs of moisture concerns were not observed.
No mold growth was observed.
The carpet was dry as determeined with the use of a moisture probe.
On Novmber 16, 2020, fan belt was observed, but off one of the pulleys. The outdoor air dampers were closed.
Building Services is to install a properly fitted fan belt and correct outdoor air dampers. Work order 173774.
