Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

A slight odor was present upon entering the portable. However, this odor was consistent with other HCPSS portables of similar construction (wood and fiberglass odor).
Areas above the drop ceiling were assessed. The wood fiberglass odor noted above was present. No suspect mold growth was observed on the wood framing. No mold/musty odors were present.
Various moisture meter readings were collected near doors and windows. A slightly elevated moisture reading was detected in the drywall (to the left of the back door to the portable). Increased pest activity was also present at this location.
The cove base was removed at the location of elevated moisture. No odors or suspect mold growth was observed upon removal of the cove base.
A small section (2"x2") of drywall was removed for further assessment. No suspect mold growth was observed however, the bottom wall plate appeared wet. Elevated moisture was detected in the wall plate.
An assessment of the exterior of the portable was conducted. The corner of the portable, near the back exterior door appeared water damage.
A work order was created for Building Maintenance to further assess the studs and subfloor and address as necessary.
