Concern
Custodian reported mold growth within the storage room.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  November 23, 2020 and January 4, 2021

While personnel of the Office of Environment were at the school on November 23, 2020, the school's Day Building Supervisor informed staff of a mold growth concern in the exterior can wash room located between the kitchen and cafeteria doors.

Mold growth was observed on the drywall ceiling, wood shelving, and some miscellaneous materials (i.e. rubber shoe coverings).  

The can wash room was warm and humid inside, with condensate forming on surfaces.

The faucet was leaking hot water.  Since the room is a small exterior room (colder temperatures), condensate formed on surfaces long enough to allow mold growth to form on susceptible surfaces.

Work orders 174123 and 174246 were created for Building Services to fix the leak, remove moldy items, and clean, disinfect and encapsulate the ceiling.  Custodial staff discarded and/or disinfected miscellaneous items as appropriate.

On January 4, 2021, the Office of Environment returned to review the wash can room and found work acceptable and complete.

Corrective Actions

Building Services removed wood shelving, fixed plumbing leak, and addressed ceiling by cleaning, disinfecting, and painting.
