Concern
The Office of Environment was informed of a water leak.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment:  August 14, 2020.

On August 12, 2020, the work order 164006 was generated by the school regarding a water leak. 

On August 14, 2020, the Office of Environment arrived to asses the water leak.  After speaking with Day Building Supervisor, it was learned the work order had the wrong room location (C35) when Building Services initially responded (they could not locate problem).  The leak occurred in the custodial office and impacted the drywall wall shared between the custodial office and a custodial closet (C125).  The leak was condensate from the custodial office's fan coil unit (FCU).

Office of Environment notified Building Services the drywall (~1.5 linear foot) to the right of the FCU was moist and to peel back the vinyl base, drill holes in base, and place carpet blowers to force air onto/into impacted drywall for three days..

On August 18, 2020, Building Services removed the carpet blowers and repaired the vinyl base.

The above actions were to prevent microbial growth as a result of the water incident.

Building Services is to review the FCU's condensate pan and drain line to prevent recurring incidents.
