Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Date of Assessment: May 2 and 3, 2023
May 2, 2023
The base of the casework surrounding the sink in Room 234 (back left when standing at the front of the room) was impacted by the leak.
Building Maintenance (Carpentry) had removed the cove base, drilled holes, and placed five fans around the casework to facilitate drying.
An additional cavity was opened up in the kickplate to force air directly down the center length of casework.
Moisture readings were collected from all three exposed sides and within the cabinetry (below the faucets). Elevated moisture was only detected in the kickplate facing the back portion of the room. The fans were readjusted accordingly.
Building Maintenance also assessed the fiberglass duct insulation below the classroom and did not find any impact to the duct insulation.
May 3, 2023
Drying was assessed, however elevated moisture readings were still detected.
May 8, 2023
One of the moisture readings was only slightly elevated. The remaining measurements were significantly decreased and no longer elevated. A fan was adjusted to move air directly onto the section (approximately one linear foot) with slightly elevated moisture. Building Maintenance was requested to pick up the fans the following morning.
Building Maintenance (Plumbing) repaired the leak.
