Mold growth observed on pipe insulation above drop ceiling during annual IEQ inspection performed June 23, 2020.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

The mold growth consisted of random sections of spotting on two lines of chilled water pipe insulation located above the drop ceiling.  After tracing the chilled water lines, the impacted pipe insulation was determined to be running through the hallway between the auditorium and music wing, rooms 206 through 210, and the hallway between the media center and science wing.

The incident appeared to be from a past event/condition since no further damage was encountered since the initial finding.

A remedial project consisting of cleaning (HEPA vacuum) and painting/encapsulating the pipe insulation would be scheduled during the winter break of 2021 when the chilled water lines were inactive.

Corrective Actions
January 7th, 2022

The pipe insulation of the impacted chilled water lines were HEPA vacuumed and encapsulated with a mold and mildew resistant coating containing antimicrobial protection product by a Board approved restoration contractor from December 27-29, 2021.  The Office of Environment conducted a post work inspection and determined some further encapsulating was required in room 210.  The contractor is scheduled to complete work during January 2022.
