Mold growth identified during the school's annual IEQ Walkthrough.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: April 13, 2022

Mold growth was identified on approximately five linear feet of drywall outside of B65 and six linear feet in B37.

The mold growth was identifed at the lower portions of the drywall. 

The Office of the Environment worked with Building Maintenance and determined that exterior portions of the building were not sufficiently sealed in these areas allowing moisture (liquid or vapor) to enter. 

Building Maintenance identified other areas associated with the Building Envelope in need of repair. 

Corrective Actions
April 13th, 2022

The impacted areas were removed by a board-approved restoration contractor. The drywall was not replaced after removal so that Building Maintenance could further assess these areas and determine the cause of moisture intrusion. It was determined that the exterior of the building envelope requires repairs that will be funded using the Capital Budget (larger project). Drywall is not to be replaced until the envelope is corrected.
