Concern
Summer school teacher reported that there is a smell of mildew in the room and asked to be moved to a different room.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: June 29, 2023

A distinct carpet odor was present in the space. 

The temperature and relative humidity were acceptable (73.6 degrees Fahrenheit and 57.7%). 

Various surfaces were assessed for mold growth. No visible mold growth was identified. 

Moisture readings were collected from the kick-plates of the casework. No elevated moisture was detected.

The room was screened with a thermal infrared camera. No thermal anomalies indicative of moisture intrusion were identified. 

Areas above the drop ceiling were assessed, no odors or evidence of moisture were identified. 

The carpet was probed with a moisture meter. Elevated moisture was detected in a few locations. This can be an indication of elevated humidity during Summer operations. 

A data logger was placed on June 29, 2023 and was collected on July 6, 2023. Elevated humidity was identified for the majority of the data logging period. The results were reported to Building Maintenance (Heating Ventilation and Air Conditioning). 

Corrective Actions
July 7th, 2023

Building Maintenance reported that the chiller was in alarm. The chiller was reset and reported to be running and suppling water at the proper temperature.  

The odor sensed was likely an enhanced carpet odor due to elevated humidity.
