Concern
A musty odor was reported in the space.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: January 18 and 30, 2023

A mild musty odor was detected when entering the office. 

The carpet and drywall (near bottom) were probed with a moisture meter. No elevated moisture was detected. 

Rust spotting was observed near the staff members desk. It was reported a file cabinet was previously located in this location.

A strong musty odor was sensed when in close proximity to the rust spotting. The odor sensed near the rust was similar to what was being experienced throughout the space. 

The Office of the Environment is not aware as to why the carpet showed signs of a moisture issue. It is possible that a spill impacted the carpet near/under the file cabinet. The weight of the file cabinet may have impeded the drying process causing the rust and musty odor. 

The Office of the Environment nor school staff were aware of a significant leak in that area (i.e. broken pipe, sprinkler head, etc.). 

Corrective Actions
January 27th, 2023

A board-approved restoration contractor removed the file cabinets and shelving from the space and performed a steam-cleaning to remove any residual odors and rust staining. The Office of the Environment assessed the work on January 30, 2023. No moldy/musty odors were present and the rust stains had been removed. A slight carpet odor was detected, however this does not represent a health and safety concern and is expected to diminish throughout the day via dilution ventilation from the Heating Ventilation and Air Condoning (HVAC) system.
