Concern
School reported possible mold growth on carpet.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

On August 20, 2021, the school reported possible mold growth on the carpet of room 106.  The Office of Environment investigated room 106 and identified mold growth on the surface of carpet (8' x 8'), two throw pillows, and under an edge of a work table.

Custodial staff indicated a few other rooms were humid.  The Office of Environment spot checked for mold and measured relative humidity in all classrooms.  Relative humidity over 70% was identified in classrooms 106, 110, 112, 115, 116, 210, and 212.  The carpets in classrooms 106, 110, and 115 were topically wet as determined by a moisture probe.  Dehumidifiers were placed in each of the above rooms listed for five days to prevent and minimize additional mold growth.

On August 24, 2021, the Office of Environment performed a spot check of all classrooms and no additional mold growth was found and relative humidity acceptable (<62%).

Building Services was contacted to discuss and review ventilation operation.  The condensers on dedicated outdoor air roof top unit 4 were not in operation thus not providing properly conditioned outdoor air (temperature & dehumidification).

Building Services also identified Unit 3 was low on refrigerant, thus not properly conditioning incoming outdoor air. 

The Office of Environment later learned that Building Services brought in a temporary chiller due to a failed chiller (provides chilled water for air conditioning to some ventilation components).

Corrective Actions
August 20th, 2021

The Office of the Environment cleaned and disinfected the mold growth on the carpet and table in room 106.  The pillows were given to custodial staff to discard.

 

August 24th, 2021

The Custodial Carpet Crew extracted/cleaned/disinfected the carpet in classroom 106.

September 15th, 2021

Building Services corrected dedicated outdoor roof top ventilation units 3 and 4 by recharging refrigerant levels and installing new contactors.  In addition, a temporary chiller was brought in until further notice.
