Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
While conducting the school's annual IEQ general assessment, the Office of Environment observed mold growth related to extended elevated relative humidity (>70%) on wooden playing blocks in rooms 130 and 131. In addition, a few random items (i.e. fabric prop, hat, and plastic instrument) were impacted in the right storage closet within room 134.
No other inspected surfaces within these areas had mold growth.
School indicated that rooms 130 and 131 felt humid in recent time. School and Facilities thought it may have been related to keeping the gym doors open since the rooms are right down from the gym and the unconditioned air may be forced out of the gym and into the classrooms.
The storage closet in room 134 had heavy dust buildup in sections containing materials not used for at least 20 years (per discussion with staff).
Each of the above rooms are served by its own respective ventilation roof top unit.
Relative humidity was acceptable in the rooms at the time of the IEQ general inspection.
A work order was created for Building Maintenance HVAC Shop to review the ventilation units serving 130, 131, and 134.
A Board approved restoration company was utilized to clean/disinfect and dry the wooden blocks and contents of the impacted storage closet. The storage closet was also cleaned out and unwanted items discarded by the contractor under the direction of a school staff member.
