IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: January 26, 2022

The storage closet referenced contains a variety of wardrobe for the performing arts. 

It was reported that several articles had been impacted by mold growth, however the garments had already been cleaned.

The Office of the Environment assessed a representative sample of the remaining pieces and did not identify any additional mold growth.

The space is equipped with a wall-mounted Heating Ventilation and Air Conditioning (HVAC) unit as well as a recently installed dehumidifier. 

The wall-mounted HVAC unit was not on at the time of the assessment. It was reported that the unit was turned off historically as there was no place for the condensate to drain. However, Building Maintenance recently installed a drain line. 

The reported mold growth likely occurred over the summer (prior to the dehumidifier being installed). If the wall-mounted HVAC unit was not operational over the summer, the lack of operation would have contributed.  It is likely the newly installed dehumidifier coupled with the operation of the wall-mounted unit will alleviate future elevated humidity and mold growth in the space.
