IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Duration of Project and/or Assessments:  April 23 - May 13, 2021

The Office of Environment's involvement included assessing impacted areas and materials and to ensure proper drying or removal of impacted materials. 

An coupling associated with the Heating Ventilation and Air Conditioning (HVAC) system failed causing a leak in the penthouse located above the media center.  Water damaged occurred in the media office, media production, media circulation area, room 225A, teacher planning area C (includes storage closet), and computer lab 143.  The water impacted carpet, drywall walls, bottoms of bookcases, books, ceiling tiles, pipe insulation, and ventilation duct insulation.

A Board approved restoration company was utilized to dry and/or remove drywall materials, wall insulation, ceiling tiles, books / supplies, and sections of pipe and duct insulation above the drop ceiling.  The use of moisture meters and infrared thermal imaging along with visual appearance were used in the evaluation.

Once materials were removed and/or dried, Building Maintenance utilized a general contractor to replace and repair walls and ceilings.  They cut out the bottom brace (black coated OSB wood between the two sides of the book case located beneath the bottom shelf) out of several bookcases in the media center since the wood would not dry due to the laminated coating.  An insulator was used to replace the sections of pipe and duct insulation.  

After repairs were made, the restoration contractor placed back furniture, cleaned areas (dust / debris from activities), and cleaned impacted carpet since staining was present.

The response actions above are intended to prevent microbial growth.
