Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Dates of Assessment: October 14 and November 4, 2020
On October 14, 2020, the Office of Environment was conducting the school's annual IEQ Assessment and observed mold growth on the exposed side of the bleachers. The mold growth only impacted the wood and black slip resistant strip on the edge of the stair treads.
The mold was thought to be related to a possible combination of factors. The gym's ventilation supply fan was not working (extent of time unknown), weather extremes (extended periods of continuous high humidity and dew point during the Summer), and custodial staff indicated the bleachers were wet mopped during the summer.
The bleachers would be cleaned once the gym ventilation system was repaired and weather conducive (drier air and cool). The ventilation was repaired on October 19, 2020.
On November 4, 2020, the Office of Environment and school custodial staff cleaned and disinfected the bleachers.
Building Services evaluated the gym ventilation unit. Some controls were found to be defective and replaced. Work orders 170277 and 170285.
Since the exact cause is unknown, a future precaution the custodial staff can take is to not wet mop or use a less wet cleaning method during the summer. Additionally, the bleachers should remain open for a few days to assist wiith drying.
