Concern
After a water leak, staff member has reported a strong mildew odor and concern for the safety of the space. Carpet cleaners have been out to treat the carpet but the smell remains.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: January 10, 2020

An HVAC leak was reported to have impacted carpet. The HVAC leak was reported to have been corrected. Custodial/Building Services used fans to dry the carpet after the leak.

A faint odor, typical of older carpet was noted when entering the room. 

No elevated moisture was detected in the carpet.

A file cabinet was moved out of the corner of the room to inspect for odors, mold, and moisture. No concerns were identified underneath the file cabinet.

No elevated moisture was detected within the drywall (near the origin of the leak).

No concerns were identified above the rooms drop-ceiling.

Carpet odors are considered a nuisance (not a safety concern) and tend to dissipate after the HVAC begins operation (dilutes odor).

The nuisance carpet odor was likely enhanced due to the leak.
