Concern
The classroom has a strong smell of mold, particularly first thing in the morning when the door has been closed overnight. We are a classroom of persons with health issues, including asthma and autoimmune conditions, as well as children with limited verbal skills who would not be able to indicate how they feel.

We do not see mold anywhere, but the smell is very much present which raises concern.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: March 13, 2024

The room is finished with block walls, a tile floor, and a drop ceiling. A bathroom is also connected to the space. One of the walls is an exterior wall with a window and exterior door. Casework is located in the classroom and in the bathroom.

No malodors were detected during the early morning visit (prior to the Heating Ventilation and Air Conditioning (HVAC) system running).

No floor drains were observed that could have contributed to an odor.

Various surfaces were assessed for mold growth. No mold growth was observed.

The cabinets along the exterior wall (below the window) were pulled from the wall. No odors were detected. No visible suspect mold growth was observed. No indications of a moisture issue with the window were observed (i.e. condensation or peeling/flaking paint).

No moisture intrusion concerns or odors were identifed above the drop ceiling.

No elevated moisture was detected in the casework in the classroom or the bathroom.

No active plumbing leaks were identifed with the sinks in the classroom/bathroom.

Di minims staining was observed within the cabinets below the sinks which is common.

A thermal infrared screening of the room was conducted. No thermal anomalies indicative of moisture intrusion were identifed.

As of April 8, 2024 the occupant noted that the odor has not returned.
