Concern
Rain entered during roofing project and wetted the back side of the drywall ceiling (~40 sf).
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  August 16, 18, and 25, 2022

Howard County Public School System's project manager for the school's roofing project contacted the Office of Environment to report a leak impacting the kitchen's drywall ceiling.  A ceiling access panel was located within the impact area.

The Office of Environment recommended to place an air mover above the drop ceiling to blow air across the impacted area to dry out the drywall ceiling.

On August 18, minor areas (seam with joint tape and metal frame around access panel) remained wet as determined by the use of a moisture meter calibrated to drywall.  It was recommended to leave air mover in place and add another on the floor to direct air to the exposed side of the kitchen ceiling.

On August 23, the Office of Environment determined the impacted ceiling was dry with the use of the moisture meter.

The above actions to dry wetted material are meant to prevent microbial growth.
