Mold was found on the carpet in Room 28.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment(s): July 28 and August 15, 2019

Mold growth was observed on the carpet in Room 28 (approximately six square feet).

Mold growth was not observed on any other surfaces within the space.

The school is currently in the process of an HVAC renovation project and as a result the HVAC system in not functioning. 

Humidity levels were between 60-65%. This appeared normal for a school with no HVAC operations.

A custodian onsite reported that the carpets had been cleaned recently. 

Numerous other rooms in the same HVAC zone as Room 28, as well as numerous other rooms in the back-wing of the school (historically problematic) were inspected. No mold growth was observed.

If carpet cleaning had occurred, it is likely that moisture from the carpet cleaning activities coupled with the HVAC system not being operational (lack of air movement) caused the mold growth.

It should be noted that the Office of the Environment will be assessing Pointers Run Elementary on August 15, 2019 as part of the IEQ Walkthrough process to determine if additional mold growth has occurred.

The school was revisited on August 15, 2019 during the school's Tier II IEQ Walkthrough. No additional mold growth was identified during the assessment.

Custodial Services was instructed to clean and disinfect the carpets and then place fans to aid in the drying process.
