Concern
Relative humidity mold was discovered on July 20, 2021 during a routine IEQ Walkthrough.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Relative humidity mold was observed on a variety of wooden surfaces within both 808 and 809. 

Both rooms are served by Roof Top Unit (RTU) - 8. RTU-8 only serves Rooms 808 and 809.

The relative humidity in both spaces was greater than 70% (75.7% and 76.4% respectively).

Building Maintenance (HVAC) assessed the unit and determined that it was short-cycling, meaning the unit was turning on and off, not allowing for sufficient time to dehumidify. Building Maintenance (HVAC) altered the pulley speed of the unit to slow the fan and reduce the potential for short-cycling.

Corrective Actions
August 9th, 2021

Both 808 and 809 were cleaned/disinfected by a board-approved restoration contractor. Air scrubbers were operated in the room during the cleaning. Items within the rooms that were not impacted with mold growth were also cleaned as a precaution. The areas were inspected on August 9, 2021 and three small areas were missed. The contractor returned on August 10 to clean the areas missed and remove the air scrubbers.

While inspecting Room 808, the cabinetry under the back sink appeared stained and warped from a possible plumbing leak (likely not related to the relative humidity mold event noted above). A work order (#202996) was created for Building Maintenance (Plumbing) to assess.
