While performing the school's annual Indoor Environmental Quality (IEQ) Walkthrough, the cove base near the back door of the portable was not adhered and damaged wall paper was observed. Mold growth (assumed) was observed on the backside of the wall paper.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

Assumed mold growth was observed on the backside of the wall paper, to the right of the back door (when observing from inside the portable). 

The wall was probed with a moisture meter. No elevated moisture was present. 

Building Maintenance observed the wall cavity when a portion of the wall was removed for further assessment. 

In total, eight square feet of drywall/wallpaper was found to be impacted. 

Corrective Actions
April 6th, 2023

Building Maintenance removed the impacted drywall and insulation within the wall cavity. No impact was reported to the studs however they were encapsulated as a precaution.

The cause of the moisture intrusion was associated with damaged trim (around door) and damaged flashing. Building Maintenance made the repairs to the deficiencies.
