Concern
Leak occurred on December 18, 2022 impacting the Administration area, to include include the main reception area, offices, the teacher work room, and portions of the health suite.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

December 18, 2022

When the Office of the Environment arrived, Building Maintenance had stopped the source of water and corrected the leak.

The leak originated from a plumbing supply line valve located outside the staff bathroom.

A board-approved restoration contractor extracted the water from impacted areas and strategically placed fans and dehumidifiers to assist in the drying process. 

Materials impacted included drywall, carpet squares (including underneath select carpet squares), and casework. 

December 19, 2022

Because many of the wall cavities contained fiberglass, the board-approved restoration contractor removed drywall in various locations to expose and remove impacted drywall.

Fans and dehumidifiers continued to operate in various offices, the teacher work room, the main reception area, and a storage closet. 

The Office of the Environment assessed impacted areas. Additional drying time was needed in several locations.

December 20, 2022

Additional drywall was removed in the Health Suite that was not removed the day prior.

An inspection hole was cut behind a secretary desk (between the principal's office bathroom and main lobby) to further assess the wall cavity. No moisture was observed or detected (moisture meter). No further action was needed in this location.

Fans and dehumidifiers continued to operate in various offices, the teacher work room, the main reception area, and a storage closet. 

The Office of the Environment assessed impacted areas. Additional drying time was needed in a few locations.

December 21, 2022

The majority of areas were dry per moisture meter readings. Two locations (the network closet and the wall between the bathroom and staff work room) still contained elevated moisture. 

December 22, 2022

The impacted drywall within the network closet was determined to be dry. 

The board-approved restoration contractor pulled cabinetry within the teacher work room to better access the wall behind the cabinetry. Additional fans/dehumidifiers were placed in this area.

The Office of the Environment met with Building Maintenance to determine how to address the water that had gotten underneath the carpet. Select areas were dried, however not all of the carpet squares could be pulled, especially in the main lobby as the area was still in use. It was decided that the carpet would be removed and replaced during winter break. 

December 28, 2022

The impacted drywall between the staff work room and bathroom was determined to be dry. The board-approved restoration contractor picked up drying equipment.

No further action is required. The above response actions were completed to prevent microbial growth/a change in "fungal ecology" within the space.
