Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Dates of Assessments: August 7, 2020 and weekly visits since late June 2020.
On August 7, 2020, mold growth was identified on the edges of several student desks in rooms 10-16 while performing a proactive mold inspection. This school is currently undergoing Phase 2 of a HVAC system renovation. The growth is most likely the result of weather and a non-functioning HVAC system due to the current HVAC renovation project.
As a result of the school system closure due to COVID-19, HCPSS is moving directly into Phase 3 of the HVAC renovation. Rooms 10-16 are included in the Phase 3 renovation. Custodial Services will clean and disinfect the furniture before removing the items from the rooms to allow access for the renovation project to be completed. In addition, furniture is cleaned again by the HVAC subcontractor who performs post project cleaning as part of the HVAC renovation contract.
