Concern
A stagnant odor thought to be associated with the rooms Heating Ventilation and Air Conditioning was reported.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: September 28, 2018

A carpet odor was evident within the room.

No deficiencies were observed with the rooms unit ventilator.

The odor sensed did not appear to be coming from the unit ventilator.

No elevated moisture was detected in the carpet.

The carpet was lifted up in an area. No mold growth or water staining was observed below the carpet.

No mold was observed behind inspected cove base.

Areas above the drop-ceiling were observed to be in acceptable condition.

Grass had recently been planted along the exterior of the classroom, near the unit ventilators outside air intake. The area was inspected, no odors or abnormal conditions were noted.

Corrective Actions
October 1st, 2018

Building Services (HVAC) performed a general cleaning of the unit ventilator as a precaution. While inspecting the unit the pneumatic thermostat was found to be bleeding off air, which would close the outside air dampers prematurely. This could have caused an odor to build up in the room. The thermostat was replaced.

The Office of the Environment re-visited the classroom on March 21, 2019 (during the schools Tier II Indoor Environmental Quality Walkthrough). The carpet odor was still present and would be considered a nuisance, not an environmental concern. No further action is warranted by the Office of the Environment at this time.
