Concern
As I was setting up the motor room, I believe I found white mold across the mats and matted surfaces in the room.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: August 18 and 20, 2025

The Office of the Environment confirmed mold growth on several gym mats within the space. Additionally, two other items were also impacted (a trampoline and a wheelchair). The items were cleaned/disinfected upon discovery. Due to the age of one of the mats and the porous nature of another, two of the mats were recommended to be discarded.

The remainder of the Heating Ventilation and Air Conditioning (HVAC) zone that serves Room 26 was also assessed (Zone 3). Minor mold growth was observed on the undersides of two tables. These tables were cleaned/disinfected upon discovery. No additional items were observed to be visually impacted in HVAC Zone 3. 

Building Maintenance assessed the HVAC unit that serves Zone 3 and determined the unit was low on refrigerant. Additionally, a mechanical issue was identifed with the compressor. These would impact the units ability to dehumidify outdoor air. 

It should also be noted that due to similar HVAC type, HVAC Zone 1 and 2 were also assessed. No visible mold growth was identifed in either of these HVAC zones.  

Corrective Actions
August 20th, 2025

Materials impacted by visible mold growth were cleaned/disinfected by the Office of the Environment upon discovery. 

August 27th, 2025

Building Maintenance (HVAC) refilled the unit with refrigerant and repaired the compressor. 

August 28th, 2025

The Office of the Environment will coordinate with Building Maintenance (HVAC) on developing a HVAC Summer Operation Plan to reduce the occurrence of summer time mold incidents.
